I'm considering buying a large piece of land about 8 miles outside of Puerto Viejo. Wondering about land values rising in that area of the carribean.

Welcome to the forum!

We don't currently have any brokers in that area, but we are interested because this area is growing.  I have been reading some articles in the Tico Times the last few months about Puerto Viejo, and it seems that a very nice community is growing there.  

Currently I understand that prices are around $35 - $ 40 per square meter on the beach.  Much less if you go inland or get ocean view property. Of course, the larger the parcel the less it will cost per square meter too.  

The government is promising development in the area:  an international airport like in Liberia, giving out the port in concession, and more investment in education and roads.  Also I heard that when the DSL equipment is installed nationwide later this year the coast down through Puerto Viejo will have it.  Of course the government is always promising help for this area and they don't ever seem to keep their promises!  So stay away from anyone promising you incredible returns in then next year or two.  

I think that this is a great area you can buy now and hold for 5 or 10 years and have very good possibilities to see a nice return, probably a great return.  The locals involved in tourism and development seem to want to keep the area low density and I think they will have success.

Make sure you deal with someone reputable (talk to people in town and get references of past clients you can talk to).  Many properties in this area are in the wildlife refuge, so they are special cases you have to be careful with.  Have a look at the zoning plan they are proposing, so your the ambitions for your property will fit in with that.
