first of all i would like to say that who ever is answering to poeple here in the forum is doing a wonderfull job.

i just bought 30 acers in santa teresa next to mal pais.

does anyone have any idea for the next step?

how is this area?
who can make the plans for the land and give us estimates for the development procces cost?

any recomandation for developers?

Hi Eduard,

We don't have any offices in that area and I have never been there, but I can answer some of your questions in a general way as far as property and construction in Costa Rica goes.

As to a builder, you should look for someone already working in the area and visit houses they have built. Talk to the owner(s) and see what their experience was.

An engineer or architect will be able to make your estimates for development. Your location is fairly remote, so someone already working in that area would be a good choice.  Possibly a large office from another area could work, as the initial plans would be done in the main office - but they might be able to spare a person to supervise once development begins.

As to the other questions, those depend on your objectives for development - tourism, vacation homes, retirees, quintas (mini farms) etc.  It sounds like you want to subdivide, so you will have to check with the city government for that area (Nicoya/Santa Cruz?) to see what is possible for your land.

Also - I would be interested to know more about your purchase, who your realtor was and who the seller was. Also I'm not sure what you mean by

Dear Edi,

it is important to find experienced people to work with. Your realtor, agent, broker can help you a lot depending on your budget, ideas, style to find you a reliable consultant, architect and builder. He usualy knows the area and should be interested that your first investment goes on well.

If you have to investigate yourself, do never go with the first best or the cheapest. Russ is absolutely right, you need to ask for references.
If you have been happy with your Seller and he fullfilled all what he promissed etc you might maybe ask him. Also your attorney could be a good help. If not, ask around and go with the one who is recommended the most in the area.
A good advise from Russ is to look out for a company or individual who is based or active in your area.
Do never go with somebody who can´t show you what he did before even if you like him a lot and he is pretty inexpensive compared to others.
