Anyone here every invest in Playa Hermosa, particulary Hermosa Palms?  If so, how was your experience?

Hi Serena,

Thank you for participating in the forum.  Is that the Playa Hermosa near Jacó?  Or the one near Playa El Coco and Papagayo?

I was on vacation in July in Esterillos (near the Jaco Hermosa) and the area is definitely attracting attention from investors.  There were a few big projects already being built and the Playa Hermosa area is almost certain to appreciate a good deal in the coming years. 

Don't get carried away by the hype though and do be careful about which development you invest in: who the developer is, their history and track record and prices in Hermosa should be lower than Jaco, Flamingo, Tamarindo, etc.

That's a little misleading.  Hurricanes don't hit Costa Rica directly, and a hurricane in any case wouldn't hit on the Pacific  rolleyes  As you can see from any disaster images, the real damage in a hurricane is from the high waves that the hurricane pushes overland.  That's where you get the upside down cars, boats, and trucks and the houses shattered into matchsticks.  That type of damage won't happen in Costa Rica, because the hurricanes always veer north before they reach the coast.

When there is damage it is from the rain the hurricanes leave here, and it comes in the form of mud slides and flooding. So it is important to consider what surrounds any property you are considering buying, the mud slides normally come from deforestation above, or improper development.

Hi Serena,
Just completed building a house in Hermosa Palms.  Ronit/Paul (Architect/Builder)and their lawyer are very responsible.  Think it is a good investment whether it be a house or a condo.  Have built from out of the country and are going down this November to sign off. Will let you know.....

Thank you everyone for the replies.   They are really appreciated.  The Playa Hermosa I inquired about is the one 10 minutes South of Jaco.  It's titled property in an upscale gated community.  Many houses are finished, but they have many more planned including four oceanfront condo buildings.  It's a nice area that appears to be set for future growth.

Lea, like you, I have a good feeling about Hermosa Palms, Ronit/Paul, and the potential for growth in the area.  I'd be very interested hearing about your new home when it's completed.  Please keep us updated.  Thanks!

Based on sources to have purchased in Hermosa Palms, there are major electrical and water problems.  Also, the owners seem to be available when you owe them some money, but disappear when you don't.  We decided not to buy here.

We have been trying for months to get our deposit back from the owner of Hermosa Palms,  Paul Kleinman.  We cannot reach anyone in this organization after we decided not to buy the lot in their devlopement.  The deposit was clearly refundable through written documents signed by both parties.  I would highly recomend staying away from business deals with paul kleinman and his development.  We are curently pursuing this matter with our costa rican attorney.  Has anyone else has similar problems with this developement?
