I have spent much time in the hermosa and jaco area...iam a realestate investor and buy large parcels of land as well as own a brokerage .   There are 3 projects in hermosa hills and at least 2 of them have no funding to finish..i know this because i was asked to partner or buy them from the original devolopers. you have to very carefull alot of people try to do the right thing but get in over there heads alot of inexpierence on the devolopment side. you need to check the devolopers back ground and if they have permits...permits have 5 stamps on them...health..water..enviorimental etc....

Jerry is right and we had the same issue with all the new developments coming up within the Tamarindo and Samara area. Therefore we developed a questionnaire with more then 80 questions to ask the developer. As there are not many instruments in place to make sure that the development is on the right track we as the broker and agents felt the need to have a better knowledge in what we are offering to our clients and can also judge a developer about his status and level. Not that is also helps the client, it is a big protection for us to in what we are offering, the worst case is to initiate a purchase which will not happen at the end, because the developer failed or does not proceed for other reasons which could be detected much earlier. The questionnaire helps us a lot in order to prequalify a project, unfortunately it is not a tool for public use as we use it within our office and in private meetings with the developer or client. In order to do your own research, ask a reliable realtor, agent, broker or an attorney or somebody else reliable from the area, take your time and dont rush, ask as many questions as possible.
