My Wife and I own a small hotel/cabina on the beach.  Because my retirement has been delayed by several years we think it will be best to sell our little hotel and just buy a house.  Our son currently manages the hotel (on-site) and has started a real estate business.  He would like to spend a larger portion of his time growing his business in lieu of hotel management.  Naturally we are obligated to give our son this listing, but I have encouraged him to contact the A&E network to share the commission.  As the sellers we are offering a 10% commission based on the selling price.  This is to be split 50-50 between our son as listing (or seller's) agent and the buyer's agent (or agency).  We want any potential buyer to know the actual price we are asking.  A&E seems like an above-board company so I have encouraged our son to contact your network to see if you would like to assist us in the sale of our hotel.  My son has tried to approach your Network himself, but has received no reply.  I am trying the forum for this reason.  My email address is: robsoilman@yahoo.com

Actually, we do more than half of our business with other realtors. Tthat's mainly because other realtors use our website a lot to look for listings when they have a client and can't find the right property. We DO share the commission with the other realtors. But one of our companies rules is that we cannot list any properties on our website if we don't receive the full commission. The reason for that is because if another realtor will contact us on your hotel listing for example, the other realtor (who acts as a buyer's agent) will want half the commission and our agent would have to share with your son.

Since we don't have an MLS in Costa Rica, exclusive listings are generally not customary. If you give your son an exclusive, he has to try to offer the hotel to every realtor in town and it's his to market the property. Your solution is to offer your son a non-exlusive listing contract, so you can have an A&E realtor, a Remax realtor, a C21 realtor and any other realtor in the area list it. If you want, you can always offer your son a bonus when it sells.

It is strange that he has contacted one of our offices and didn't receive an answer. Maybe he just send an email offering his listing. We get hundreds of those every day and just keep them on file for future reference. I can only recommend him to call the agent he wants to contact and get an appointment or explain the situation on the phone. There is also the posibility that your hotel is in an area where we don't have any representation, in that case, none of us will answer or tell him so.
