Commercial Land in Tamarindo/Flamingo area

Hello, I'm planning my second trip to Costa Rica in August. I am looking for some commercial land (1-2 acres with an ocean view) within close proximity to the Country Day School in Guanacaste since we have two young school aged children. I've seen some listings for around $250K that fit this description but I'm looking for something less expensive. Is there such a thing? I'd love to hear from you if you know of any.

I’d like to help you, to find the right property, but I need some more information.
What do you mean with commercial land ? What business you plan ? How important is the ocean view for you/ this business ?
